Proximus finalizes agreement with Nextensa for the sale of its two office towers and the development of its new headquarters
Proximus is pleased to announce that an agreement between Proximus and Nextensa has been officially signed. This agreement covers both the sale of Proximus' two office towers and the lease of its future headquarters at Tour & Taxis. This decision follows a request for proposal (RfP) launched at the end of last summer.
Sale with potential future capital gain
In a challenging market context, characterized by high inflation in 2022 and 2023 - leading to rising interest rates and construction costs - and uncertainty about the evolution of the office real estate sector, Proximus has succeeded in maximizing the economic return from the sale of its headquarters. Nextensa will purchase the Towers for EUR 62.5 million, an amount in line with current market prices. Furthermore, Proximus will benefit from a profit-sharing agreement if the real estate market recovers. The irrevocable payment of EUR 30 million received from Immobel for not exercising its purchasing option further strengthens the financial result of this operation. This sale is another significant step in realizing Proximus' ambition to divest itself of non-essential assets worth more than EUR 500 million by 2027. With the sale of its headquarters, the most recent transaction in this context, Proximus will have divested assets for around EUR 330 million.
Tour & Taxis: a strategic choice
Tour & Taxis was selected as the most suitable location for the future Proximus headquarters due to its financial, environmental, and strategic benefits. It is essential for Proximus to minimize its impact on the environment. The new buildings will therefore be among the most sustainable in Belgium, setting an example in terms of circularity and the use of bio-based and recycled materials. With this move in 2027, Proximus is strengthening its ambitions in the area of the working environment, including compliance with ESG compliance Tour & Taxis offers a modern, sustainable and inspiring workplace in a stimulating environment that promotes cooperation and innovation.
Proximus is looking forward to this new chapter, which will shape the workplace of the future for its employees.
